Linen Strategy for Dubai Holiday Homes: Owned vs Rented

Should you own your linen or rent it on rotation? The honest economics for Dubai short-let hosts.

Linen is the single biggest driver of cleanliness reviews on Airbnb. It’s also the thing hosts under-spend on and then can’t figure out why their ratings drift to 4.6.

Two questions decide everything else:

1. Own or rent?

Own if you have storage at the property and you can stock at least three full sets per bed (in-use + laundry + spare). At three sets, you can survive a same-day turnover with a laundry delay. Below three sets, one stuck delivery breaks your week.

Rent (rotation programme) if you have multiple properties or no on-site storage. Your supplier owns and launders the linen; you pay per set used. The economics break even at around 12 turnovers/month per property if storage costs you anything at all.

The mistake we see most: hosts buying linen retail from Carrefour. It lasts 30-40 washes before pilling. Commercial-grade linen (300-thread T200 or T300) lasts 200+.

2. White or coloured?

White. Always white. Three reasons:

  • Bleach repair. You can rescue a stained white sheet. You can’t rescue a stained navy one.
  • Guest perception. White = hotel = clean. There is no marketing argument against this.
  • Pool resale. White inventory is interchangeable across properties. Coloured isn’t.

The one exception: throw cushions and runners can be coloured. They’re decorative, not the surface guests sleep on.

3. How many sets per bed?

Add one extra “emergency” set per property regardless — for the inevitable middle-of-the-night spill.

4. Towels are not linen

Different supplier conversation. Towels are heavier (more expensive to launder), abrade faster, and need pool/beach variants. Budget separately.
